Our Process

We have considerable expertise is in getting medium and high density residential designs to work on challenging sites. Our land plans are consistently successful because they are driven by the following set of ideas:

•    Before we start on any land planning project, we look at the land and all of its features. We take into account all of the physical constraints and advantages a site poses as we develop a synthesis of the site. This  synthesis takes into account the site’s topography, boundary restrictions, set backs, sources of noise, orientation to other properties and buildings, and access.

•   As we develop a site plan we attempt to always be aware of the the local codes and regulations. We adapt or adjust our plans to the mandates of the government agencies that have control over the site early on, thereby preventing costly changes later in the design process. 

•   Multi-family products need to be designed to fit the site. Too often we see other’s land planning efforts fall short because they take a fixed product and try to fit it to a site, which more often than not does not work. Carr Architecture & Land Planning is committed to developing the best products for the individual needs of each site.

•   Land plans are one of the major driving forces in establishing the character of a multi-family community. Land plans need to be carefully crafted to create a sense of scale and recognition for the project. The points of entry into the site, into the buildings, and into the units all need to work together to define for the resident a sense of arriving home.

As part of our ongoing commitment to excellence, we are dedicated to using the latest technology, including building information modeling (BIM), to ensure we deliver both the most aesthetically appealing and the most efficient designs to our clients. Furthermore, we are committed to environmentally sensitive design and to providing design services, typically at a reduced fee, to a select number of community service and religious organizations. The firm has a core full-time staff that works closely with our principals, as well as a number of long-term relationships with other design professionals and firms. These relationships allow us to pursue large projects efficiently while maintaining the flexibility that allows the principals to be actively involved in the details of each project.
